Architecture, conceptual design, construction, and exterior renovations were done by API. The building backed up to an interstate highway, and API redesigned the back of the building to look like the front of the building to attract customers passing by on the highway.

Murrays Auto

Murray's Auto
Location: Howell, MI
Completed: 2004

Murray's Discount Auto is located on prime real estate with high traffic, in a highly developed area of big named stores such as Lowe's Home Improvement, Elder Beerman, WalMart, and Art Van, on the site of old outdated structures.

The owner worked closely with API in the planning and development stages to remove two old buildings and the clean up of toxic chemicals on the site to build a new 8,000 square foot building for the big name Murray's Discount Auto chain.

Murray's Discount Auto Grand Opening was held the first week of October, 2004.

Murrays Auto/Dort Plaza

Murray's Auto (Dort Plaza)

Murray’s Discount Auto had been a tenant in Dort Plaza for many years. They had become displeased with the appearance of the 40 year old, out-dated retail center. Two direct competitors had opened new stores within a few hundred feet of the plaza and Murray’s found itself struggling to compete. Their lease would be up in a few months and they needed to decide if they wanted to stay in the plaza. Murray’s upper level management decided to contact API and commissioned a conceptual rendering to see what could be done to the building.

API met with The Equitable Group to get approval for the Murray’s project. The Equitable Group, who owned the plaza and was funding the renovation, expressed their desire to renovate the entire plaza, not just the Murray’s, which was the anchor store of the center. API came up with some ideas that would save the owner a lot of money. API put together a new budget; created conceptual renderings for the entire center; and was hired to complete all architectural, planning and construction work for the building.

While the exterior of the building was being renovated, a new tenant, Dollar General, contacted the owner of the plaza and indicated that they wanted to lease a space in Dort Plaza. Since the shopping center had previously been built in different phases, the flooring of the lease space was not on the same grade. Dollar General was under a tight moving schedule and it seemed possible that Dort Plaza would not have enough consecutive space to accommodate the new tenant unless a lease space could be built for them quickly. In order to create the space that Dollar General needed, API combined three different lease spaces and leveled the grade of the floor.

In just 14 weeks, all the architectural, planning and construction were finished for this phase of the project. Not only that, but the City of Flint was understaffed at the time, making building inspectors and permits hard to acquire. API expedited the project due to their excellent relationship with the City’s building department. API gave the building a modern look, which made it possible for Dort Plaza to attract its new tenant and keep its existing tenants.

ProStyle Auto

ProStyle Auto & Truck Accessories
Location: Burton, MI
Completed: 2001

ProStyle Auto Care had become dissatisfied with the out-of-date appearance of their two stores and the inconvenience of running their business from two locations.

The architect they hired for the project had over-designed the building, the owner bid the project out to five different construction companies; asking each to, not only quote the job, but also to suggest ways that they could save money on the project. API was the only company to come up with a substantially decreased price option.

By using a pre-engineered steel building structure and split face decorative masonry API gave the client the same basic design the previous architect had devised, while making the project significantly less expensive. API did all the site improvements for the project in addition to the design and construction of the new retail building.
